Who it is for
For owners, occupiers, investors and developers considering land, commercial premises or development sites in Armenia. Our advisory role covers documents, risks, contractual choices and project assumptions under a defined mandate. It does not include property listings, sales agency or acting as a real-estate broker.
A property decision involves more than a headline price. The review should establish the intended use, documents available, parties involved and questions the client needs answered. Documentary findings must be distinguished from the physical condition of a site. The engagement would identify where legal analysis ends and technical investigation or independent professional input may be needed.
How we can help
Ownership and encumbrance document review
Review available ownership and encumbrance records within an agreed legal scope, noting document dates, access limitations and unresolved questions.
Land-use and development requirements
Examine available documents relating to intended use and development requirements, identifying matters that need current-source verification or specialist input.
Acquisition and lease risk assessment
Assess agreed legal and commercial risks in a purchase or lease, relating findings to the client's intended activity and decision.
Property and development agreements
Review purchase, lease and development agreements, recording significant terms, dependencies and points requiring further negotiation or instructions.
Project financial feasibility
Prepare an editable model of project costs, operating assumptions and scenarios using information agreed with the client and its specialists.
Permit-process coordination
Coordinate a documented sequence of application tasks within an agreed mandate, distinguishing administrative support from approvals and technical sign-off.
Owner and investor reporting
Provide progress and decision reporting under a defined mandate, making responsibility, information sources and unresolved dependencies explicit.
What you receive
The output could be a property-document risk report, acquisition checklist, feasibility model, contract review or project decision brief. Each deliverable should identify the documents used and the work not performed. Where technical questions arise, the client may need separately engaged architects, engineers, surveyors, valuers or environmental specialists. Their availability and involvement must be confirmed; no existing partner network is assumed.
- Property-document risk report

How the engagement works
We begin with your objective and the information available. Before paid work starts, we confirm the team, the documents or analysis to be delivered, fees and exclusions. We identify information you need to supply and how documents will be shared. Changes to the work are discussed before additional tasks begin.
Important limitations
Shield-17 Consulting does not buy or sell land as a brokerage service and does not publish property listings. A document review is not a site inspection, engineering opinion, survey, certified valuation or environmental assessment. Planning or permit outcomes are not guaranteed. Legal eligibility, title questions and official procedures require matter-specific verification, rather than blanket statements about every investor or property type.
